• Unless stated otherwise in writing, official quotations remain valid for 30 days from the date of issue.

• Significant market fluctuations in core raw materials (e.g., steel/TMT, cement, structural glass, aluminum) prior to the formal contract signing may necessitate a revised cost estimate.

3. Client Obligations and Site Access

For smooth project planning and execution, the client agrees to:

• Provide timely and unobstructed access to the project site for surveys, soil testing, inspections, and civil labor.

• Ensure clear legal title, municipal approvals, development permissions, and utility clearances (water and power connections required for construction) unless explicitly assigned to The BuildEra in the contract.

• Designate an authorized representative for decision-making regarding material approvals, layout modifications, and stage inspections.

4. Variations, Change Orders, and Extra Work

• Any deviation, additional masonry, structural reinforcement, or material upgrade requested outside the initial agreed drawing/scope is considered an Extra Work Order.

• Changes will be documented along with their cost and timeline impacts and must be approved in writing before execution begins.

5. Payment Terms and Mobilization

• Payments are tied directly to agreed construction milestones (e.g., foundation, plinth, slab casting, brickwork, finishing) as specified in your individual contract.

• Timely milestone payments are critical to maintain procurement timelines and labor schedules. Delays in releasing stage payments may result in work suspension or timeline adjustments.

6. Delays and Force Majeure

The BuildEra is not liable for project delays arising from events beyond reasonable operational control, including but not limited to:

• Severe weather anomalies, monsoon waterlogging, or natural disasters.

• Unforeseen subterranean obstructions or hidden structural defects in renovation projects.

• Government restrictions, municipal halt orders unrelated to contractor compliance, strikes, or regional transport blockages.

7. Intellectual Property

• All architectural drawings, 3D elevation renders, structural layouts, website graphics, and branding assets developed by The BuildEra remain our intellectual property unless full design rights are formally transferred via an explicit agreement.

• Materials and images on https://thebuildera.in may not be copied, reproduced, or used for competing commercial purposes without written consent.

8. Limitation of Liability

• Construction and structural integrity warranties are subject to client compliance with maintenance protocols and structural usage limits outlined in the final handover document.

• We are not liable for subsequent damages caused by unauthorized structural alterations, drilling into load-bearing members by third-party technicians, or plumbing modifications performed after project handover.

9. Governing Law and Jurisdiction

These Terms and Conditions shall be governed by and interpreted in accordance with the laws of India. Any disputes arising under or in connection with our website or services shall be subject to the exclusive jurisdiction of the competent courts in Jaipur, Rajasthan.
